Kate is our buyer agent and helped us secure our dream house in an utterly crazy market - history will show that for Sunnyvale, California in the first half of Year 2021. Kate is quite approachable, energetic and works efficiently. In a span of 1.5 months, we worked together on multiple offers before our last one is eventually accepted. In all cases, Kate has demonstrably lived by her career motto: "treat client's need and purchase as my own". Besides showing great attention to detail, being there and being knowledgeable in target property and location, etc, Kate just understands buyer. She gets the hope, nervousness, frustration and despair of buyers going through losing bidding wars, wanting to quit, deciding to fight on ... She never pushes buyer, but before and after presenting an offer, she goes great, great extent, on her own accord, to communicate with the seller side, to keep her buyer firmly on seller's radar, to understand & extract seller expectation, and to establish that kind of relationship that makes her buyer stand out even if the offer may not be the highest .... We have worked with 3 agents in the past, and we heard stories from friends about their agents. In our opinion, none came even close to Kate. We really couldn't recommend her enough.

Kate is our agent. Kate helped us to buy an SFH at Sunnyvale. Kate is very patient with our search. We were not really clear about what kind of place to buy at the beginning. We were constantly juggling with many different factors ( location, price, commute and school areas). She listened to our  thoughts carefully. She did not rush us into decisions. She showed us many different properties. After seeing many different places, we were finally sure about what we want. Kate is very professional. She prepared the route and profiles of the houses we were going to see that weekend. She let us know the community, schools in the surrounding areas. During biding, she provided us with comps of houses nearby and a range of prices that we should aim for. As first-time home buyers, we have all sorts of questions beyond the house itself. One of my friends recommended Kate to us and Kate is a very capable and reliable agent based to our home buying experience with her. Kate always pointed out the pros and cons of a listing when doing the house tour and went over the inspection reports with us every time before we submitting the offer. Kate never pushed us to offer and always try to provide the good bidding strategy based on the comps and the info Kate got from listing agents. Even after we were in contract, Kate also tried her best to communicate with listing agent, loan agent, escrow and appraisal officer to make sure everything is on track before closing. It's been a great pleasure working with Kate Cao on our recent house purchasing. Kate has provided us the quality professional service, market insights and customized advices that needed to make the stressful house buying process a pleasant experience.

Kate is customer obsessed. In the very beginning, we were a bit unclear about our needs for the next house. We kept changing our requirements in locations, built years, square footage, etc. However, Kate was patiently identifying the houses on the market that might work for us and took us to tour every one of them. For each house we toured, she offered her own insights and suggestions which has greatly helped us identifying our core requirements along the way. She never pushed us to rush into presenting an offer to the house we are not 100% sure. This eventually helped us bought a house that we are extremly satisfied with.

Kate is biased for action and delivers results. Given the competitive market, we often need to tour a house in some unreasonable time frames, Kate always accommodate our asks and schedules, and tried her best to made it happen. Also, she played a key role in our house closing when the bank messed up their own schedule badly. She carefully coordinate different parties (seller, bank, title company) and magically pulled the closing date to the originally planned one. This saved us so much troubles in rescheduling our rental, moving company, etc.

Overall, Kate is a great realtor who will always treat your house buying goal as hers. She is exceptionally customer obsessed with a relentless focus on delivering results. I highly recommend Kate.

We tried several agents for buying house. Finally we go for Kate. Here is what Kate is different from other agents which I think is most valuable. She will go into the detail information of the house which you are interested, such as if close to rail, close to gas line, or leak; go for detail ranking of school, such as math; go into the price of the house which sold recently, even she will suggest you a range of the price of the house base on her analysis, not that many agents will do this. She is trying her best to buy you a house as she is buying this house for herself, she don't want you to pay more for it. Last but not least important, she is active and warm heart for our buying house, she even work very late at night to try to get the best/prompt result.

Kate is amazing! We started to “not so seriously” look for a home on April, and that was how we met Kate. She patiently walked us through house buying processes and explained every step. Since we were not so active on buying market at the time, she respected us and followed our pace. She sent new postings that fit our needs without pushing us at all. Whenever we had questions, she responsed us as soon as she can. When we find something interested, she toured open houses with us and did market researches not only for the houses but also houses around. As a first time home buyer, we know little about the market. We had to continuously change our expectations. She has always been beyond patient and helpful. We had multiple offers without luck, she never complained a word. During our last offer, her professional follow ups with listing agent (as during every other offer) finally got us a new home. It has been 5 months since we started looking. She had been wonderful, but she did not stop there. She made sure our closing as smooth as possible, even followed up with us after closing. We were fortunate to work with Kate when buying our first house. She was very resourceful and patient making the whole new for us process very smooth and relatively painless. Kate was super diligent and always was able to find the answers for various aspects of different properties we considered  and even arrange expert opinion at a critical time. I hear the stories about some real estate agents pushing buyers to make offers, but Kate is not one of them. She always made sure we had all the important info to make an informed decision and at the same time knew when we needed to act quickly, so it was a nice balance without being too stressful and overwhelming.
